How many units are owner occupied?The association does not track owner occupied percentage rates at this time. The Association is able to provide the number of off site mailing addresses of the community only

How much are the assessments ? Are they monthly or quarterly?Assessments are $228.85 per month. They are due on the 1st of each month and late after the 10th. Payments can be made online in your owner portal, or mailed to the HOA payment processing center.

Will there be a special assessment?At this time, we do not anticipate any special assessments.

How can I report community maintenance in the complex?If you notice maintenance issues around your community please fill out the form at the following link below so we can send out the appropriate vendor to correct the issues. https://www.lwcahoa.info/community-maintenance Remember that are website and forms are mobile friendly. You can load the form on your mobile browser to get pictures. The more info we have the better we can address the issues that come up.

How do I order a pool key, fitness key or a key for the mailroom gate?"To order a pool , fitness or key for the mailroom gate, please visit the following link below: https://www.lwcahoa.info/pool-fitness-room-key-order-form Please note the mailroom gate key is not for your personal mailbox. Owners are responsible for maintaining and rekeying their mailbox. If you must replace your key, the Association requires that a licensed and insured locksmith is used to check the lock. The Association currently uses Green Valley Lock and Key as a supplier and they are familiar with the complex. You can reach them at 702-897-0164.
